The Basics

What Is a Level 2 Home Survey?

A Level 2 survey is the middle of the three RICS survey levels. It is more detailed than a basic mortgage valuation, but less intensive than a Level 3 building survey. For most standard homes in reasonable condition, it is the right level of detail.

The Report

What Is Included in the Report?

  • Condition ratings

    Every element rated green, amber or red, so you can see at a glance what needs attention and what does not.

  • Damp readings

    Moisture readings taken throughout the property, with the likely cause identified wherever damp is found.

  • Roof and guttering

    The condition of the covering, flashings and rainwater goods, inspected from ground level and from inside the roof space.

  • Electrics and plumbing

    A visual overview of both, flagging anything that warrants a test by a qualified specialist.

  • Legal considerations

How much does a Level 2 home survey cost?

Price depends on the size and purchase price of the property. Answer five quick questions and you will get an instant quote, with no obligation.

How long does the survey take?

It depends on what is found on site. The more items that need investigating, the longer it takes, and size matters too: a five bedroom house takes considerably longer than a one bedroom flat. An experienced surveyor works faster, not slower, but never at the cost of what the report has to cover. Expect your written report within seven working days.

Do I need to be there?

No. We collect the keys through the agent and can talk you through the findings by phone once the report is with you.

Should I get a Level 2 or a Level 3?

RICS recommend a Level 3 Building Survey for any property more than 80 years old, because it will have been built with techniques and materials that are no longer in use. For a well maintained home newer than that, a Level 2 is usually right. For anything older, larger, significantly altered, or in poor condition or in need of modernisation, a Level 3 is the safer choice, and we will say so before you book.
