What This Survey Is Not For

We do not act on dilapidations. Nicholas & Co. do not take dilapidations instructions from either side, and none of the reports on this page are prepared for a dilapidations claim. A photographic schedule of condition taken at the start of a lease is the thing that protects a tenant against one later, which is a different job done at a different time, and it is the one we recommend.

Nicholas qualified in 2017 and spent his early career at JLL, where he managed a commercial property portfolio valued between three and four billion pounds. He is MRICS accredited and an RICS Registered Valuer, and is personally involved in every survey and valuation the practice produces.

What is the difference between a schedule of condition and a photographic schedule of condition?

A schedule of condition records the condition of the property and what needs doing. It is effectively a commercial building survey, and it does not go into the lease. A photographic schedule of condition is lease compliant: photographs plus a description and a timestamp of the condition on the date of inspection, annexed to the lease, which is what makes it legally binding. We advise every tenant taking on a lease to get one.
